Property management
Tenants, from the first search to the signed lease
Every tenant gets a record with their search, their documents and their lease, and a board that shows where each one stands.
The tenant record
One record per person.Everything you need to put them forward.
Rent budget, desired move-in, lease length, household size, gross income and preferred areas sit on the record, next to the four tenant documents and their review.
What the app does for tenants
The same record, the same portal and the same automations your buyers have, set up for renting.
Documents with review
ID, payslips, the employer's statement and the previous landlord's statement. Each is uploaded, then approved or rejected with a reason, as buyer documents are.
Income against the rent
Tenants are matched to houses on rent, with their gross income at least your agency's multiple of the rent: 4 by default, changed in Settings.
One person, several roles
A tenant can also be a buyer, a seller or a landlord on the same record. Notes, tasks and activity show the role they were written under.
Co-tenants
A partner or co-tenant is a relation on the tenant's record and signs every lease the tenant signs.
Checked before Documents
Where your agency runs the Wwft check, a tenant moves into Documents only once their check is approved.
Their own portal
Tenants upload their documents and find their lease and invoices in your branded portal.
Automations ready as drafts
Welcome, documents reminder, viewing tips and next steps after the lease. Nothing is sent until you turn one on.
The tenant pipeline
- 01
Onboarding
Add the tenant by hand, by import or from your website, and invite them to the portal.
- 02
Documents
The tenant uploads their ID, payslips and statements in the portal; you approve or reject each one.
- 03
Viewings and application
A confirmed viewing moves the tenant on. Move them through Application and Approved by landlord as the landlord decides.
- 04
Lease signed
Assign them to the house and send the lease. When the rental starts they move to Lease signed on their own.
Pricing
No monthly price for rentals. A fixed fee when one starts.
You pay once for every tenant you couple to a landlord's home, charged when the rental starts. Every rental feature is included, with unlimited members.
