Property management
Every rental, from the first viewing to the monthly invoice
Put a house up for rent, assign a tenant, have everyone sign the lease and send the rent invoices. In the same app you use for buyers and sellers.
One rental, every piece in its place
The house, the people and the money stay connected, so nobody keeps a second list.
On the house
The rental lives on the house
Assign a tenant from the house's Rental card: the start date, an unlimited term or a fixed period, rent, service costs, deposit and the yearly indexation. One active rental per house.
The lease, signed online
Upload the lease and send it for signing to the landlord, the tenant and every co-tenant, or record a paper signature.
Every month
Rent invoices, ready on the first
On the first of every month each signed rental gets its draft invoice for the next month. You review and send them, one at a time or all at once, in your agency's name on behalf of the landlord.
Overdue rent followed up
The tenant's agent gets a task on the first overdue day, and the tenant one reminder five days after the due date.
People
Tenants in their own pipeline
Tenants have their own tab in People, as a list or a board: Onboarding, Documents, Viewings, Application, Approved by landlord and Lease signed. Owners and admins can rename and reorder the steps.
Moves on its own
A confirmed viewing moves the tenant to Viewings; a rental that starts moves them to Lease signed.
People
Every landlord with the houses they let
A landlord's record lists the houses they let with the tenant, rent, service costs and indexation of each, and every invoice of each house.
Or let it yourself
Your agency can be the landlord of a house, with one of your members signing the leases for it.
How a rental runs
- 01
Put the house up for rent
Mark the house for rent with the rent, service costs, deposit, available from and furnished. Matching tenants are listed on the house by rent and income.
- 02
Assign a tenant
Pick a tenant or add a new one. Set the term, the rent, the landlord's IBAN and, for a landlord person, your agency fee.
- 03
Sign the lease
Send the lease for signing to the landlord, the tenant and every co-tenant. Invoices start once everyone has signed.
- 04
Send the invoices
Each month's draft is ready on the first. Review it, send it, and mark it paid when the money is in.
Everything a rental needs, nothing to bolt on
Part of the same app and the same plan as your buyers and sellers.
Fixed or unlimited term
A fixed period runs on without end afterwards; a task reminds you 60 days before it ends.
Rent indexation
A task on the yearly date; the new rent applies once you confirm it.
The landlord's IBAN
On the lease and every invoice, so the tenant pays the landlord directly.
Agency fee per lease
A fixed amount or a percentage, deducted from the rent or charged to the landlord.
A portal for both sides
Tenants see their lease and invoices, landlords their letting and the tenant's invoices.
Safe to try
While you try Buyerbase out, leases get a sample signature and no invoice email goes out.
Pricing
No monthly price for rentals. A fixed fee when one starts.
You pay once for every tenant you couple to a landlord's home, charged when the rental starts. Every rental feature is included, with unlimited members.
