Without either sale that month, the invoice is € 99. On the yearly plan the € 99 is already paid, so that month shows only the € 301,50 in commissions.

When a buyer your agency advised completes a purchase, you pay 2.9% of the fee your agency charges that buyer. With a fee of € 3.500, that is € 101,50. It is never worked out on the house price, and there is no cap.
When your agency sells a house for a seller and the sale completes, you pay 0.01% of the sale price, at most € 200 per house. That holds for the first ten agencies that subscribe, for as long as they stay subscribed. From the eleventh agency on it is 0.03%, at most € 500 per house. At the first-ten rate, a house sold for € 2.000.000 reaches the cap exactly.
Once a month, as one line on your invoice, for the sales completed the month before. Nothing is charged for a viewing, a bid or a trial. On yearly billing the plan is already paid, so the invoice shows only the commissions.

Yes. A monthly plan stops at the end of the month. A yearly plan runs to the end of its term. Your data is exportable either way.
The database, the uploaded files and the application run in the EU, in Ireland, under a processing agreement under Dutch law. Transactional email goes through Resend, whose region we have not confirmed yet. Export everything as CSV or JSON at any time.
